BGE has a new way for landlords and property owners / managers to manage their property accounts online, anytime, day or night, 24 hours a day, seven days a week. This service is FREE and available only to those who participate in BGE's Automatic Change Name (ACN) Program. Click here to see a demonstration.
Automatic Change Name (ACN) Program
Based on a written agreement between BGE and the landlord or property owner / manager, gas and electricity are not turned off when a tenant moves and terminates their account. Instead the service is transferred to the property manager's name and the bill is sent to the property manager's address. As a landlord or property manager you benefit in several ways:
- The Service Application Charge is waived when properties covered by this program transfer into your name.
- Heat will be available to protect your property during cold weather.
- Service will be available for renovation and display purposes.
- You will be given notice when a tenant is vacating (assuming we are told).
We notify you of the transfer by mail, which usually takes about three business days. Properties that are not covered by the Automatic Change Name Program will have the meters turned off when a tenant calls to discontinue service, unless another tenant or landlord contacts BGE to begin service at the property.
Additional online services for ACN Program participants
Now, with our new online services, landlords and property owners / managers who are ACN Program participants can also:
- Submit tenant's application for service and track status
- Submit requests to add or delete properties from the ACN Program
- View annual consumption history for each property enrolled
- View account holder status and effective date for each of your properties
- View payment information and outstanding account balances for properties in your name
- View and print bills for properties currently in your name
- Change bill-to mailing address for your properties
- View service order information that will inform you when your tenant advises BGE they are vacating. This will replace paper notifications by mail to you.
Even if you are already enrolled in the ACN Program, BGE will need to assign your organization a Property Manager ID Number (PMID #) in order for you to use these new online services.
After your agreement is processed, we will mail a confirmation letter to you with your Property Manager ID number (PMID#) if you wish to use the site.
If you are already an ACN Program participant and want to receive your Property Manager ID Number (PMID #), please contact us at propertymanagers@constellation.com. Please include your company name, one of your automatic change name address properties and a daytime contact telephone number. Once we receive your request, your PMID# will be sent to you via letter to your mailing address on record.
